How do I reserve a property?  You can book your reservation on-line through our secure reservation system or contact the office and we will be happy to assist you. Once your reservation is made you will receive the Terms & Conditions as an attachment by email or fax.  You will need to read and sign/acknowledge and return it to us by e-mail or fax within 48 hours.  Both the Terms and Conditions and security deposit are due within 48 hours to secure your reservation. The remaining balance and rental agreement is due 30 days prior to your arrival. Your full balance and signed Terms & Conditions are due immediately if your arrival date is less than 30 days from time of booking.  We do not hold properties without payment and signed/acknowledged Terms & Conditions.   

In addition the the rental fee, what are the other fees?  Other fees are: deposit, transient occupancy tax (TOT), processing fee and the cleaning fee. The city requires us to collect a TOT for rentals that are less than a month.  The city uses this tax to maintain public facilities and promote the city as a vacation destination.  Each property has a cleaning fee which varies depending on the unit.  The processing and cleaning fee must be included before tax. Additionally, we offer optional travel insurance through CSA.  

How do I pay for my reservation?  Enter your credit card information on our secure reservation system or you can call us with your billing information.  We will contact you when your balance is due to settle your account.  If you are hesitant to provide your credit card you can pay by personal check or cash. Regardless of the method, payment in full is due 30 days prior to check-in.  

Do I have to pay a Security Deposit?  Yes.  You have the choice of providing a refundable $500.00 security deposit, or purchasing Security Deposit Protection Coverage, in-lieu of the security deposit. 

What is Security Deposit Protection Coverage?  In lieu of a security deposit, you can opt to purchase CSA Security Deposit Protection for a nominal one-time cost of $29 instead of having to front the security deposit or have the full cost of damage charged to your credit card.  Securing this protection will provide you with the assurance that damage which is caused inadvertently by you or a travel companion, will be covered under the plan up to a maximum limit of $3,000.  Eliminating the worry of when and how much of the security deposit you will receive back or damages will be incurred.

How do I make sure that I’m not charged for something I didn’t do? 
We ask that you immediately report to us any incident causing damage or loss to the property. It also helps us make sure that whatever happened is fixed or replaced before our next guest arrives.  We thoroughly inspect the property before and after your stay to ensure our rental units are in good condition and that you will not be inadvertently held responsible for missing or broken items. Please assist us by reporting any missing or broken items to our office within 24 hours of arrival. 

What is the security deposit used for? 
The security deposit is used to reimburse the owner in the unlikely event that windows, walls, furniture, mattresses, towels, dishes or other objects are broken, stained or damaged. If necessary, the security deposit may also be used to pay for lost keys or extraordinary cleaning. Our policy is to operate on the trust that you will treat our properties with care (many are second homes for the owners) so we give you the option of having your credit card number kept on file or purchasing accidental damage insurance.  The Terms & Conditions explain in detail potential charges.

What is your cancellation policy?  Please read the Terms & Conditions or contact the office. 

You offer Vacation Rental Insurance, why would I need to purchase this?  How many of us could afford to loose the non-refundable portion of our trip if something unexpected happened?  Your vacation investment is protected when you buy CSA Vacation Rental Insruance, which covers you for trip cancellation, delay, and interruption.  Pismo Coast Managment & Realty has partnered with CSA Travel Protection to provide you with this important insurance and we highly recommend that you purchase the protection to safeguard against the unexpected.  We all want the trip we've planned to be the vacation of our dreams but unexpected events can happen.  Troubles can occur when you least anticipate them, illness....medical emergencies....delayed flights and severe weather.  These troubles could force you to cancel or interrupt your trip, loose your vacation investment, and incur unplanned expenses.  You can speck directly with CSA at 866-999-4018 for more details.

How can I ensure the property is as advertised? We try our best to keep the photos and amenities updated on our website.  We have procedures in place for every each of our vacation rentals including a detailed check-list for our professional cleaners so that standard amenities and required supplies are checked before your arrival. We strive for complete satisfaction from each and every guest.  Although we strive for perfection, this doesn't guarantee that everything will be perfect.  Batteries may die on a smoke alarm or remote control or the person before you might have been watching a video and put the TV on some weird stetting. If any of this happens, call us, we will do everything to make it right.  Please note: our rental properties are privately owned and reflect the taste of each owner. Every effort has been made to ensure accurate and complete information.  However, we cannot be held responsible for typographical errors, omissions, environmental factors, price changes and changes made by our owners in furnishings, equipment, bed arrangements, etc.

How do we get the keys? All of our rentals currently have a lockbox on or near the door. We will email you the lockbox code prior to your stay. There will be a set of keys in the lock box and a set of keys inside the property.  You must lock the house and return the keys to their original locations upon departure.

What do I do if there is a problem? Call the office or, if it is an after-hours emergency call our cell phone. If we do not answer, leave a message and we will call you back within minutes.

Are linens included and what is provided? Yes, all linens are included free of charge, this includes sheets, bath towels, and blankets.

What other supplies can I expect? All of our properties are fully furnished for normal housekeeping in “turn-key” condition. Kitchens are equipped with dishes, cookware, flatware, glasses and standard appliances. We also supply laundry detergent, paper towels, sponges, dish soap, hand soap and toilet paper.

Is internet access available?  Most properties have free high speed internet.  If available, we will provide you with any necessary access codes.
